The first thing you’ll need to do ensure you have the funds available for a down payment. This amount is  5% (at minimum) of the purchase price of the home you’re planning to buy. Then, you’ll need to meet with a mortgage broker to determine what you can afford.

Once you’ve established a price range, it’s time to decide what type of home would like. Think about things like access to schools, recreational facilities, what the neighbourhood is like, etc. Why you’re choosing to buy should help answer these questions for you — so think about it carefully. A needs vs wants list is very helpful in this process to figure out what your must haves are and provide those to me so I do my best to find you what you’re looking for.

I will help you place an offer that the seller will either accept, counter, or reject, I can help and support you through this process.  After we’ve negotiated an offer, you’ll likely have some items to finalize (or the buyers will, depending on the offer presented. Finalize your mortgage with your lender, and you’re ready to sign off on ownership. This typically takes place in a lawyer’s office.
